Join Modern Richmond this Thursday Oct 5th from 5:30 - 7:30 for a Fall Pop-up of Alley Architecture, a residence uniquely situated in the Fan District renovated by Johannas Design Group. The Pop-up consists of a self guided tour, light refreshments, and the architect will be present to answer any questions about the project.
The building was originally built for an auto repair shop circa 1910. For a recent renovation, the property required entitlement to increase the population density in one of the densest areas in the Fan District. The neighborhood agreed with the owner that the deteriorated building was worth saving, and conceded to allow residential use.
In response to the building’s history, the goal was to create a modern, industrial-style home. While the existing cobblestone alley encroached more than four feet onto the property, the owner consented to let it remain intact.
With no outdoor area available, by pushing the exterior envelope into the existing structure, new recesses were created in the building, yielding outdoor amenity spaces. The large facade openings and new upper floor exterior steel deck with exposed structure contribute to the industrial language.
While the interior preserves exposed brick, heavy timber, and roof sheathing, it has a steel structure and steel windows. The interior encompasses approximately 2500 square feet of living area and a small two car garage.
